This HomeBuyer Survey relates to a typical 1950s detached bungalow of traditional brick construction with purpose-built roof void bedrooms formed by later roof alterations.

 

Roof Condition and Moss Growth

The roof covering was heavily covered with moss, which had blocked the rainwater gutters and downpipes, resulting in water overflow and associated damage.

Extensive moss growth is often an indicator of poor or absent roof insulation, as colder roof surfaces encourage moss formation. If left untreated, moss can:

Dormer Construction and Insulation Deficiencies

The roof and side walls of the dormer construction are very thin and are likely to have limited or no insulation. This increases the risk of:

 

Blocked Rainwater Goods

The downpipe serving the roof was blocked, most likely due to moss becoming trapped at the bend. This restricts drainage and contributes to water backing up into gutters and roof edges.

 

Metal Roof Patch Repairs

Patch repairs were noted to a metal roof covering. Metal roofs are prone to fracturing due to thermal movement, particularly where repairs are poorly detailed or materials are incompatible. Further monitoring and potential replacement may be required.

 

Inadequate Roof Void Insulation

Blanket insulation was present in part of an angled roof section only. The remainder of the roof void, including partitioned areas, was uninsulated.

Decayed Roof Timbers

Evidence of decayed roof timbers was observed, caused by moisture ingress through a leaking felt roof covering. Timber repairs and renewal of defective roof coverings will be required to prevent further deterioration.

 

Internal Damp and Joinery Decay

Ground floor skirting boards were damp and rotten, indicating prolonged moisture exposure. This may be linked to external drainage issues or internal condensation and should be investigated further.

 

Plumbing and Sanitary Defects

No hand basin was provided adjacent to the toilet or between the toilet and kitchen sink, which does not meet modern hygiene standards.

A leaking valve was observed, requiring repair or replacement to prevent ongoing water damage.
